Selling my fully remodeled 1978, 22ft long RV. It is literally a tiny house on wheels. Passed SMOG in December 2022 and Registered until April 2024. Odometer reads 38,000 original miles. Smog certificate, Documentation of previous work and maintenance done on it from past owner and myself provided.Big block Engine 460 ci, 8 cylinders, 7.5 liters. Length from bumper to bumper is 27 feet.Most recent work done in November 2022 on the engine including carburetor rebuild, exhaust leak fixed, oil change, new battery. It starts right up but takes a little bit of time when it hasn’t started for a while until the gasoline reaches the carburetor.Use it for yourself or to make extra money by renting it on Airbnb. Comes with spare wheel, 10 feet sewer hose and sewer hose supportAbout my RV :It is a 1978 Ford F-350 22ft Roll-A-Long RV that I completely renovated and remodeled myself. New PEX plumbing all throughout. New roof and insulation. 2 skylights added in main living space and 1 skylight added above shower. The driving cabin is completely original. It has a smart TV, an in-ceiling stereo system, a kitchen with a 4 burner stove, a 10’’ deep sink, a fridge and freezer (gas or electric), an electric 110 Volts 4 Gal. water heater, full bathroom with shower, toilet, extra closet space. On the outside, it has an awning, outside led light strip, a used pull-out grill, a propane tank, outside storage, etc… Things to note : - The fridge is currently set to electric. To switch back to propane, it has to be done manually from the back where the pilot flame is when working off propane.- There are no heater in my RV, you would have to use a portable heater. - There are no tank levels indicators for black, grey and fresh water tank. I do not know the condition of the fresh water tanks and if they are still good or not. I never tried the water pump either. (Remember that I did this renovation to work mainly for full hookups - not for boondocking) - It will need new tires very soon (thread is good but they are old) - one tire appears to be losing air- This week I went and resealed one of the skylight where the caulking appeared to be coming off. The screws had some rust on it but there was no water damage. I also recently noticed what looks like a little bit of termite residue in one of the upper cabinet. Can probably be sprayed. - Last time I went to the storage parking, I noticed a stain on the ground below the engine. Not sure where it is coming from and if this is oil or transmission fluid. - There are no generator or house battery (currently setup to work with full hookups only) - Not all the lights on the dashboard light up. Some of them might not make full contact with the electronic board due to age. But all lights and signals outside work.- There is some rust on the frame and engine compartment, seems normal to me considering its age. Keep in mind it is from 1978, I have no idea how reliable it would be for a long road trip and would recommend doing a maintenance on it before hitting the road. I never really drove it much since it was a project with the intention to rent out as a guest house on Airbnb. (never found a decent place to put it)I am selling it AS IS. If buying in California, you will have to pass the smog again (Last SMOG certificate from December 2022 provided)
