The Springdale 311RE is a great camper. We fell in love with the huge rear entertainment area, especially on bad weather days. The opposing slides open up the rig to make a 14' by 9' area with plenty of room for all the kids or an army of friends. There are 2 swivel rockers, a trifold queen sleeper sofa (sleeps 2) and adjoining booth seating (with table, that also sleeps one or 2 small ones) so you can actually seat 9 people. If you are stuck inside, there is a 39inch tv that is prewired to the roof antenna or can be hooked up to satellite or park supplied cable. The Jensen entertainment system includes a CD/DVD player, AM/FM receiver or can connect to your Bluetooth device. There are 3 zones for speakers, 2 inside and one outside under the 18' power awning. There is also a remote so you can turn in up (or down) from outside. It comes with the artic package, which includes a heated, enclosed underbelly. During colder trips, the 30K BTU ducted furnace will keep you very comfortable. We have camped twice in 20 degree weather and have been cozy both times. If you just need a little warm up on a cold morning, turn on the electric fireplace. It provides atmosphere and heat without using your propane. (you can also just turn on the "fire" without heat) In the summer, the 15K BTU ducted AC unit **with Soft Start installed** will cool you off just as well. This 50amp coach is pre-wired for a second AC unit in the bed room if you want to add more. The kitchen is centered around a 3 burner stove with 18inch oven and a residential microwave with attached range hood. It has a 7 cubic foot refrigerator that will run on propane or electric, and a large single bowl kitchen sink with a high rise faucet and sprayer. The storage space is great! There is a large pantry cabinet, a cabinet above the fridge, 2 base cabinets under the counter, and upper cabinets as well. There is also a ton of additional room under the booth seats in the eating area. In the entertainment area there are plenty more storage cabinets: above the tv and couch, and 3 lower cabinets (and a small drawer behind the kitchen sink). The bathroom is average size; with a vanity sink and mirrored medicine cabinet, and a tall storage cabinet for towels etc. The corner shower has an upgraded nozzle with shut off and a sky light for the tall folks. I am 6 foot 4 and can stand upright with a little room to spare. The bedroom has a camper Queen sized bed with a 4inch premium mattress topper. When you lift the bed: assisted by upgraded supports, you will find ample storage. There are drawers and small counter tops on each side of the bed with an electric outlet for alarm clocks or charging phones/CPAP machines and a cabinet on each side to hang clothes. There are upper cabinets above the bed also. The rig was prewired for a tv in the bed room, and we have installed a 32 inch Samsung smart TV that is wired into the antenna. Finally, there is a hatch for dirty clothes that dumps into the basement storage area. As you go outside the camper, You will find a windproof door. It is built to seem stiff, but will not blow closed in the wind, especially if you have the big door open and the screen door closed. There is an 18 foot power awning with 12volt LED lighting, and 2 outdoor speakers hooked up to the Jensen. You will also find a TV mount with a cable outlet and 110volt outlet. The inside TV can be lifted off and easily mounted to the outside without tools. I have also built an additional TV mount for this bracket that we attached a separate TV. I am including this bracket, but not the extra TV. There is a large pass through basement storage compartment that can be accessed from either side of the coach. There is plenty of room for storing all of your accessories: grill, hoses, power cord etc. On the left side of the basement is the location of the water pump. I have installed a winterization valve on the pump that makes the chore of winterizing last less than 15 minutes. Finally, there is an outdoor shower for dirty kids, dogs, etc. As mentioned before, this is a 50 AMP coach. It comes with a 50 foot heavy duty power cord. I have installed an Electrical Management System to protect the electronics inside from: power surges, Bad wiring in campgrounds, low/high voltage situations or open ground issues. The system installed is the Progressive Industries EMS-LCHW50. This is a hard wired system that cannot "walk off" while you are out having fun. The 5 gallon water heater runs off of propane or electric (or both at once during high use times). I have replaced the anode rod every year when I winterized. I have one more new one for the spring and will give it to you for the first time you use it. The factory battery box was junk and the battery wiring was a mess, so I installed a locking tongue box with a battery shut off. The box has room to store your leveling blocks in too! The tongue jack is electric, so no hand cranking while you set up. It also has a light for those late night set ups. There are front and rear stabilizers that are also battery powered. To assist in set up, I installed level indicators on the tongue and front of the rig. There are two 30 gallon propane tanks and the regulator will automatically switch when one goes empty. One is 100% full, the other is about 80%. I am including a sewer hose and a set of leveling blocks. You will also get the power cord (50') and the 2 tools to operate the jacks/awning/stabilizers by hand in the case of power failure. I will also include the Weight distribution hitch. I have an Equalizer 10000lb. system, but you will need to set it up for yourself or take it to a dealer. All the specs but if you don't see what you are looking for send me a message. Over all this camper is in very good condition. We are only selling because we purchased an RV to start our retirement. Like any travel trailer, there have been issues. They are all repaired, but here is a history so you know. * The 12 volt converter went out in 2017. It was replaced with a better model * We forgot to raise the rear stabilizer once in 2018 and bent it. We were able to repair it and it works fine, but you can tell it was once bent. (I can provide pics if needed) *The Right slide had a leak in August of 2017. It was repaired (twice) but our local dealer under warranty and then fixed right by me. I found that is was a leak from a poorly installed window and not from the slide. I have pictures of the work, and the leak is gone. There is a piece of interior trim that is swelled up from this that I didn't replace. * The roof started to blow off from the front in 2020. It was determined by Keystone that it was their fault and they fixed it with no damage to the rig. * The propane valve malfunctioned and was replaced with a better model * finally: we had a bearing failure in 2020. It damaged the brakes and spindle on the right side (rear) and a trim piece on the right slide. We opted to replace the entire rear axle with a new Dexter (OEM) axle that included axle, springs, brakes. and replaced the 2 rear tires. All tires have been replaced, including the spare. We have installed Goodyear Endurance Load range E tires the oldest pair is from October 2019. All tread is at 90% or above. The side trim that was damaged was replaced also.
